RICS Home Survey Level 2:

A Mid-range survey, often referred to as a HomeBuyer report, is the most popular type of property survey and it is presented in a standard RICS format to provide the necessary information in a clear and concise way which is easy to digest.
The report itself involves a thorough internal and external inspection of the property and is designed to describe the materials used and also the the current condition of the property, highlighting any significant issues there may be and to give any advice on repairs or maintenance that may be needed. This report uses a traffic light system and a condition rating is given to each element of the building.

This Level 2 Report is specifically designed for relatively modern properties built after 1900 that are of standard construction type, for example solid brickwork, cavity brickwork or modern softwood timber frame.

This report is not suitable for listed or historic properties, properties of non standard construction type or properties that are in poor condition. These properties would require a more in depth level 3 survey.

Leasehold Extensions:

This service is suitable for owners of leasehold properties. As the unexpired leasehold term of a property reduces over time it will eventually become necessary to extend the lease back to a defined period. The RICS recommend a minimum 85 years remaining and any lease term that falls below 80 years will become significantly more expensive to extend. The process involves calculating the cost payable to the freeholder for granting an extended lease and in some cases will involve negotiating with the freeholder or their representatives in order to secure the best deal for our client.

Individual Defect Analysis:

A service suitable for property owners who have concerns regarding a specific element of their property, but do not require a full Level 2 or 3 survey.

This could be anything from damp/moisture related issues to structural movement and everything in between.

RICS Home Survey Level 3:

The most in depth of the RICS property surveys, often referred to as a full building survey. This is a thorough inspection of all visible internal and external areas of the property; including outbuildings, services and grounds, with a more in depth and detailed report on the overall construction and condition of the property compared to the Level 2 survey.

Areas for concern within the property, defects and any potential maintenance issues will be highlighted in detail within the report using the traffic light condition rating format and additional information such as timescales relating to remedial works will also be provided.

A Level 3 survey is suitable for any type of property, including listed buildings, those of a non-standard construction type, historic buildings and those that are generally in poor condition.

RICS 'Red Book Valuation':

This service is suitable for both private individuals and corporate clients who require an official property valuation that is carried out by an RICS registered valuer. Often referred to as an RICS 'red book' valuation, these are required where an estate agent's market appraisal is not sufficient. A valuation of this type is presented as an official document and is required in numerous circumstances including:

  • Redemption and staircasing of Help to Buy Loans

  • Shared ownership

  • Matrimonial proceedings

  • Financial planning/taxation

  •  Probate
